The Savvy Real Estate Investor Always has a Good Exit Strategy ...

Act Fast, but have it together; if you don?t, you might as well get out of the game.

The great news is that investing in today?s market is very forgiving, if you implement a few simple concepts and navigate a clear path to minimize your risk.

The not so great news is that if you don?t have it together you will, at best, lose out; at worst, lose money.

With properties flying off the market in record time these days, you have got to be decisive and quick; the current real estate climate is merciless and, at risk of sounding trite, if you snooze, you will lose.

One of the most recognizable differences between a ?newbie? real estate investor, and an experienced real estate investor, is the time it takes to walk in, assess the property and make a decision about its viability as an investment.

The new real estate investor will often put in a lot of time checking the property, looking into the deal, re-checking the property, checking the competitive market analysis, having the property inspected and asking for advice or opinions; meanwhile, the experienced real estate investor will walk in behind him, take a look at the property, make a quick initial determination about whether or not the property is a good investment and, often without even having inspected it, get it under contract, thereby tying it up quickly and taking control of it.

What about consideration?

Won?t an investor lose his ?earnest money? by acting so hastily?

Not if you have done your first line of due diligence; you should be prepared to snap up that property quickly by getting it under contract and then follow up with your ?serious? due diligence.

So what is the first line of due diligence?

  1. Know enough about the area and what you are looking for.
  2. Know what kind of financial evaluation you need to conduct and know what it needs to look like when you?re done.
  3. Know your exit strategy.

This is where contingency clauses come in. A contingency clause is a condition, which must be met before a contract becomes legally binding. When you write up your contract, always make sure you have included contingencies. By putting the property under contract, you have basically made it yours; you control it. By putting in the right contingency clause, you will have a legal ?out? should you discover something that doesn?t work for you as you conduct your ?serious? due diligence; ?you will be able to get your money back.

When you have the property under contract you are the only one that can buy it and you only have to buy it if you want to. However, you will have that exit only if you have written the contract correctly, with the right contingencies, and if you have followed it to the letter.

Of course, you should always have your lawyer approve your contract and check your state?s laws that surround contingency clauses.

Use contingencies judiciously and use them ethically, but do use them because they will help you get that deal quickly and they will save your butt if it doesn?t work out.

Smart Real Estate Investors learn the ropes before getting into the game by getting some strategic marketing and real estate training. Do your homework; when you do, regardless of how new you are to the real estate investment game, you will be able to move quickly and make informed decisions so that you make money, not mistakes.

Easter bunny horror stories are a post holiday tradition, say animal control officials across the US. The cute gifts ? rabbits, ducks, chicks ? suddenly get abandoned or maltreated because they were impulse buys. Pubescent bunny behavior is not cute; and the foul mess can be a rude surprise.

For Easter, when Lindsay Durfee?s sister-in-law Kelly was young and sweet and wide-eyed, her parents bought her a team of ducklings. Kelly and her family, Ms. Durfee says, lived on a lake in Orlando, Fla., populated with different species of wildlife.?

So, shouldering a video camera to record it, young Kelly marched her Easter ducklings to the water like a drum major. But nature was ahead of her: before she and the ducks reached the edge of the lake, a large bird ? probably a heron? swooped down and made off with a duckling by its neck. The gory detail of what happened next is PG-13; but suffice to say, says Durfee, the videotape captured it and Kelly's scream.?

?It's one of those stories that comes up every year,? Durfee wrote in an e-mail to the Monitor. To this day, says Durfee, "My husband and I laugh until we cry over how appalling it is!??

Pet horror stories are a staple of the post-Easter season in the United States, day animal control and rescue officials. The Easter holiday brings out the duckling, chick, and baby bunny lovers in people. They make an impulse buy, the recipient goes wild with joy for a day, but the honeymoon soon ends and parents scramble to surrender the animals.

Animal rescue staff, traditionally inundated with calls from regretful parents immediately following Easter, are asking consumers to stop and think before buying an animal for Easter, and with good reason.

If, and it?s a big if, the animal doesn?t die from all that Easter excitement, now there?s a growing and soon-to-be mature duck, chicken (worse, a rooster), and rabbit on your hands.

A pubescent rabbit is not one to cuddle. Females are prone to running in circles, lunging, and grunting, says Anne Martin, shelter director for House Rabbit Society?s headquarters in Richmond, Calif. And if you purchased a male? ?The boys will spray urine ... all over the place,? says Ms. Martin, who owns six rabbits and adds that a mature rabbit is a fantastic pet. But they can be quite alarming for a new pet owner whose supplier did not warn them.

Suppliers are also known for selling bunnies that have been taken away from their mothers too soon, says Mary Cotter, vice president of the House Rabbit Society. ???

Ducklings and chicks have their own drawbacks, says Susie Coston director of the Farm Sanctuary shelter.

Like bunnies, ducklings and chicks are extremely fragile. If a child plays with them like a toy instead of fine china, they are likely to die from over-handling, Ms. Coston says.

Laughlin?s ?Rockets over the River? is one of the most spectacular July Fourth fireworks displays in the West. The fireworks, choreographed to patriotic music, are launched above the river directly across from the hotels. There can be one or two shows depending on where the holiday falls. The viewing is ideal from the riverwalk.

Laughlin?s International Film Festival in October showcases the talents of independent filmmakers from around the world. The festival includes Q&A with the filmmakers and workshops for aspiring filmmakers. And it wouldn?t be a film festival without a red carpet gala.

Laughlin has hosted many military reunions over the years, and in November, Veteran?s Day weekend is celebrated with a party to honor veterans. Business, Labor Reach Deal on Guest Worker Program

WASHINGTON - Business and labor leaders reached an agreement late Friday night on a guest worker program for low-skilled immigrants, a senior Democratic Senate aide tells ABC News, marking a key moment in the immigration debate.

The agreement involves the guest worker provision for low-skilled immigrants, which is one of the most critical pieces of the legislation. The accord between the Chamber of Commerce and the A.F.L.-C.I.O marks the first time the dueling sides have come together around the size and scope of the guest worker program.

Sen. Chuck Schumer, D-N.Y., one of the leading Senate negotiators on the agreement, briefed White House chief of staff Denis McDonough on the deal this afternoon, ABC News has learned.

"We are very close, closer than we've ever been," Schumer said in a statement. "We are very optimistic, but there are a few issues remaining."

The agreement between business and labor was reached shortly after 9 p.m. Friday, when Schumer convened a conference call with the top labor leader, Richard Trumka, and the chamber head, Tom Donohue. The three agreed to have dinner soon to commemorate the accord, one official tells ABC news.

The sticking point in earlier negotiations centered on determining pay levels for future immigrant workers coming to the country on new visas. The unions wanted employers to pay an average wage for occupations rather than assigning salary by skill levels, while the business side called for paying low skilled workers at the lowest rate.

The guest worker deal reached by business and labor will now be presented to the bi-partisan Gang of Eight senators involved in the immigration talks. The senators are also working on fine tuning the path to citizenship and border security components of the plan.

"Senate negotiators are making good progress on immigration reform, but we're not done yet," Alex Conant, a spokesman for Sen. Marco Rubio, R-Fla., tweeted today.

While the group of senators works on the details of the immigration plan, President Obama said this week that he is optimistic the group will produce a bill in April.

"I'm actually optimistic that when they get back they will introduce a bill," Obama said during an interview with Univision earlier this week. "My sense is that they have come close and my expectation is that we'll actually see a bill on the floor of the Senate next month."

(AP) ? Health officials say at least 24 people have become sick from an outbreak of E. coli infections linked to frozen snack foods marketed to children.

No one has died, but eight people, mostly kids or teens, were hospitalized.

An investigation detected E. coli in an open package of Farm Rich brand frozen chicken quesadillas at an ill person's home.

On Friday, the Centers for Disease Control and Prevention reported illnesses in Alabama, Arkansas, Illinois, Indiana, Michigan, Mississippi, New York, Ohio, Pennsylvania, South Dakota, Texas, Utah, Virginia, Washington and Wisconsin.

The Buffalo, N.Y.-based Rich Products Corp. has recalled quesadillas, mozzarella bites and other frozen products made in November.

What role do small dams play in pollution control?

Mar. 28, 2013 ? Sometimes, little things can add up to a lot. In short, that's the message of a research study on small dams, streams and pollution by Steve Powers, a postdoctoral researcher at the University of Notre Dame's Environmental Change Initiative (ECI).

"Small dams, reservoirs and ponds trap water pollution, which provides an important benefit to water resources," Powers said. "This is especially relevant in agricultural lands of the Midwest U.S., where there are lots of small, but aging dams."

Although small individually, the sum total of the small reservoirs and ponds have a global surface area comparable to that of all large reservoirs added together.

Powers and his fellow researchers showed in detail how a small aging dam, which was more than 100 years old and located in agricultural Wisconsin, trapped water pollutants associated with fertilizer and manure runoff. They also showed an increase in downstream transport of nutrient pollution after the dam was removed, which occurred because of concerns about the dam's safety.

"Many small dams are threatened by long-term structural decline and are also filling with sediment," Powers said. "If we don't better incorporate how small dams affect the movement of water and wastes through the environment, their benefit to downstream water quality could be lost. Meanwhile, legacy sediment and pollution currently trapped behind dams could release as dams lose their water storage capacity, fall apart, or are removed deliberately."

Powers notes that there is a crucial need to gain a better understanding of what small dams mean for our water quality before they crumble and disappear.

"I am continuing to work on the subject at a broader regional scale by looking at hundreds of stream and river monitoring stations throughout the Midwestern U.S. to detect signals of dams," he said. "One current goal is to try and figure out which regions are most vulnerable to water quality changes caused by accumulation of sediment and phosphorus behind dams."

The research paper appeared in the Journal of Geophysical Research-Biogeosciences.

Powers is conducting his research as part of the Notre Dame Environmental Change Initiative's Land Use Project. The Environmental Change Initiative conducts policy-oriented research designed to help policy-makers manage environmental changes.

More than White House tours: Sequester hurts nationwide

Forget the cancellation of White House tours.

We asked Yahoo News readers to tell us how the deep automatic federal spending cuts known as the sequester are affecting their lives right now. And readers responded.

"We are cutting our spending and living more frugally because it looks like an $800 per month pay cut will be heading our way," wrote James Ferguson of Aberdeen, Md., whose wife works for the Department of Defense and faces furlough.

The sequester went into effect March 1 after Congress and President Barack Obama failed to reach a major deficit reduction deal. Some $85 billion in cuts were triggered, to be spread evenly across domestic and defense spending.

Obama has warned that the sequester could imperil the nation's slow economic recovery. Some conservative lawmakers have welcomed the cuts, saying it's a needed downpayment on the type of cuts necessary to reducing the federal deficit.

A few respondents who emailed us or submit entries via the Yahoo Contributor Network said the impact of the cuts are far overblown. But the majority of those who reached out to Yahoo News were worried about furloughs for themselves or their spouses.

Readers also shared other concerns. Cassandra Friederichs told us that she and her husband, both veterans, are preparing for tuition assistance cuts; several readers looking for work explained how they are bracing for cuts in unemployment assistance; federal sales executive Carol Smouse said her office phones have stopped ringing as clients avoid their business; and one active duty National Guardsmen expressed outrage over facing a furlough because he also works as a civilian. Several respondents voiced concern about families with a disabled relative who may find their assistance cut.

Diabetic woman faces April reduction in unemployment benefits

Last week, I received a notification from the unemployment office that due to the sequestration cuts, "the federal government has directed us to reduce your EUC payments by 10.7% beginning that first week in April. We (state) have no control over these cuts in benefits and no ability to waive or reduce the level of cuts."

The 10.7% reduction may not seem like a lot to you, but [it] is to me. After my employer of 12 years closed their doors, I have been actively looking every day for the last 8 months for a job to no avail. After rent & utilities, I can barely manage to put food on my table. Not a good diet when you are a diabetic. I have cut down on my expenses. I've already sold my car, cut off my home phone, switched to basic cable TV/Internet, switched to a prepaid cellphone plan. I can no longer afford to pay for (COBRA) health insurance. Without health insurance, I can no longer afford to buy the diabetic testing supplies or medications recommended for controling this pre-existing condition ...

I believe the sequester will affect my personal income. I work at Johnston Community College in Smithfield, N.C. We had a budget meeting soon after the sequestration took effect, and I asked our comptroller if the college would be affected by those budget cuts.

Border patrol agent faces furlough and end of overtime

I am a Border Patrol Agent and very soon my fellow Agents and I will be facing massive cuts. Beginning April 7th, we will no longer be able to work overtime as well as facing one furlough day each pay period (every two weeks). The overtime is a necessity in order for Agents to maintain border security during shift changes as well as other things that may happen during a shift which may include tracking groups and filling out paperwork. We also work in very extreme conditions. During the summer, temperatures can reach up to 125 degrees while we work shifts up to ten hours. We also track groups through the mountains and desert never knowing what can be waiting for us. When April 7th comes, we will be losing approximately 40% of our annual income. Agents who came from all over the country to work in the southwest will now be unable to pay for their homes, student loans, etc. It seems like this is a joke to our government while they try to play the blame game. Congress' decision to let $85 billion in across-the-board, indiscriminate spending cuts directly impact my family's well-being in Chicago.

My daughter, an eighth-grader, was supposed to take the class trip to Washington, D.C., this summer. Because of the sequester, she and her classmates won't see the White House. The financial cuts prompted the White House to cancel tours.

My husband, who has been unemployed or non-scheduled from his job at the Illinois Department of Employment Security for the past six months, will be hit with a 10-percent cut to his benefits. That's almost $200 less from his already very slim unemployment check. If he does not get his IDES job back soon, our family would be cut off from the medical and dental insurance benefits and we'll be forced to sign up for a more expensive plan under COBRA.

President Barack Obama's decisions-- instead of improving the lives of middle-class families-- hurt their well-being at their core. I am not sure that a Republican president would have done a better job getting our nation to balance its finances; unfortunately, at present, we do not have an alternative.

I will be furloughed one day a week for 22 weeks. I have been a federal employee for over 30 years. It saddens me that Washington could not resolve and compromise to avoid sequester cuts. I don?t wear a suit to work or work in D.C. Many of my civilian counterparts provide many hours of work away from home to support National Defense.

Several of my co-workers responded when asked to go to Japan and help after the tsunami and Fukushima nuclear disaster. How are our dedication and many years of loyal service repaid? ...

This is my twelfth scheduled workday in a row, so this weekend is a little more eagerly awaited than most. What had not been eagerly awaited was my furlough letter, advising me that in 30 days, I will be subject to 22 mandatory days off for the remainder of this fiscal year?effectively a 20% cut in pay. ... Sequester doesn't go far enough

It's become a comically regular occurrence for members of both the legislative and executive branches of the U.S. government to make dire predictions of catastrophic shutdowns every time significant cuts to the federal budget are mentioned.

The most recent of these cuts (and one of the few to actually get through the legislative process) is the by now well-known sequestration measure. ...

For those who say these cuts are unsustainable, I respond by pointing out that neither is having a debt-to-GDP ratio of more than 100 percent. For those who say it's a step in the right direction, I say it's not even that. The deficit in 2023 will still be greater than it is now, even if the sequester cuts manage to stay in place. Sure, these cuts are better than none, but they're really just a fraction of a drop in the bucket.

Louisiana woman worries about the disabled and her paycheck

I live in Lake Charles, La., where I work for a nonprofit that helps families that have a member with a disability. Although I have not been directly affected by the sequestration yet, we are all holding our breath. Many of the programs that help our families are supported by funds we are being told will be cut.

If we lose funding, it will be funding for wages?more specifically my wages. ...

In the past year, I have worked with several families with a member with a disability to get Social Security. The cuts to the Social Security Administration may not cut their check, but will curtail the hours an office will be open, and close some offices. This will make it harder on families. It will take longer for me to be able to assist them. I will be able to reach fewer families.

Maryland man?s wife faces furloughs totaling $800/month

We are cutting our spending and living more frugally because it looks like an $800 per month pay cut will be heading our way. The government is forcing my wife to take one day off per week, totaling four days per month, which comes to approximately $800 a month of lost income for our family. I am a full-time real estate agent; that is 100 percent commissioned salary. My wife's income was our steady, reliable income until the sequester. I am currently searching for part-time employment on top of my full-time position to supplement the income cut. ...

I also have often thought of the local businesses and restaurants that thrive off of the 30,000-plus APG employees who eat lunch every day in these establishments, and who shop and buy groceries and gas all around the proving ground. All of these businesses will be affected as well. Across the board, within the DoD, everybody will be taking off at least one day a week. This will ripple across the local economy.

Federal sales executive says phones have stopped ringing

Working in sales, your job is on the line every time you fail to meet quota, 3 months in a row of failing to achieve it means you will be put "on notice" and will be required to bring in enough sales to meet quotas, or be terminated. Now that the sequester is going into effect, our Federal customers do not want to meet with us. The dozens of emails we would get every day have stopped coming, our phones are not ringing, and we are not selling. ...

Because of my job uncertainty, I kept my current car and had the transmission replaced, rather than buy a new car. I would have rather bought a new car, mine is now 10 years old, but I was too afraid to take on a car payment when I could end up out of work at any time. My coworkers are all making similar decisions. We are nervous and unwilling to take on financial obligations when our future is so uncertain.

I am relying on the Tuition Assistance that used to be offered to the military to finish school a little earlier than planned so that I can find a job and help my daughter grow up in a middle-class home. My fiance and I are both denied the right to have that Tuition Assistance that we were both PROMISED upon signing our contracts to serve our countries. ...

I am not angry that they are making cuts because that is what needs to be done, but I am angry at where they are deciding to make those cuts. Why does Obama get paid what he does? Why do the Congressmen, that keep delaying things and making these budgets go past [their deadlines], get paid [as much as] they do? Global IPOs rise on stock market rebound, private equity exits

(Reuters) - Global equity fundraising rose 24 percent in the first quarter from a year ago, as strong markets and easing concerns about the economy encouraged more companies to raise capital through initial public offerings and other capital market transactions.

Private equity-backed companies queued up to list shares as U.S. stock markets reached record highs, helping boost U.S. IPO volumes by 65 percent so far this quarter. Bankers expect more investments from the 2006-2007 buyout boom years to crowd the IPO market this year.

Investor confidence also returned after political and economic uncertainties stymied capital raising in 2012, in Europe in particular. While some risks remain, including political uncertainty in Italy stemming from an inconclusive election last month and a bailout deal for Cyprus, stock markets have been fairly resilient in the region.

Global equity fundraising, which includes IPOs and secondary offerings, rose to $183 billion so far this quarter from $147 billion in the same period last year, according to Thomson Reuters data as of March 27.

IPO volumes rose 37 percent to $21 billion, as the surge in U.S. activity and a rebound in European volumes offset a 56 percent decline in Asia, the data showed.

"It's been a very active quarter as investors are rallying behind an economic recovery," said Philip Drury, co-head of equity capital markets for the Americas at Citi . "We think you are going to see a meaningful increase in the number of critical mass IPOs in the second and third quarter as market conditions are very robust, and we are advising clients to access the window of opportunity."

Private equity firms looking to sell portfolio companies are driving much of this activity in the United States across various sectors like industrials, retail and consumer, and healthcare.

Large private equity-backed companies planning IPOs later this year include eye care company Bausch & Lomb Inc, technology products retailer CDW Corp, theme park operator Sea World Parks and Entertainment and testing services company Quintiles Transnational Corp.

"Public market investors are more comfortable today with leverage on IPOs because their outlook on the business environment is more optimistic than it was in the past," said Mary Ann Deignan, head of equity capital markets for the Americas at Bank of America Merrill Lynch .

"That leads us to be able to go to financial sponsors and give them new advice about companies that we told them a year ago they couldn't take public."

U.S. technology IPOs, meanwhile, comprised a mere 8.8 percent of IPO activity, compared with 34 percent in the year prior, as fervor for the sector tempered after Facebook Inc's $16 billion public debut in May 2012 fell flat.

In the absence of deals that hit the market in 2012, including Facebook and business software maker Workday Inc , the majority of technology offerings this year are likely to be smaller companies in sectors like business software, advertising technology and data storage, bankers say.

"There are a ton of (technology) companies out there with revenue of about $75 million to $125 million that are growing at least 20 percent a year and are profitable," said Paul Deninger, a senior managing director at Evercore Partners Inc . "Those are the deals that are going to emerge this year."

In the first quarter of this year, Goldman Sachs Group Inc topped the global ranking of equity underwriters with 86 deals accounting for proceeds of $23 billion, up from No. 2 in the first quarter of 2012. Morgan Stanley followed as No. 2 and Citigroup as No. 3.

Goldman Sachs was also the leader for global IPOs, raising $2.7 billion for clients, followed by Deutsche Bank and Citigroup.

In the U.S., which made up 40 percent of global IPO activity for the quarter, Barclays ranked as the No. 1 underwriter for the quarter. Goldman followed as No. 2 and Citi as No. 3.

PICK-UP IN EUROPE

In Europe, improving stock markets encouraged a string of companies to test the water for initial public offerings, which began to show signs of a pick-up in the final quarter of 2012 after years of subdued activity due to the financial crisis.

Housebuilder Crest Nicholson Holdings PLC and insurer esure Group PLC went public in London, which saw the bulk of activity, while German real estate group LEG Immobilien AG had Europe's biggest listing of the quarter when it raised 1.3 billion euros in Frankfurt.

"We've now seen a number of companies successfully getting IPOs done and other issuers ... could look to take advantage of the momentum and revisit deals that they put on the back burner," said Klaus Hessberger, co-head of EMEA ECM at JPMorgan Chase & Co .

"Investors are interested in Europe again and we're seeing U.S. money coming into European equities ... The crisis isn't over, but the market and sentiment have come a long way compared to where they were 12 months ago."

But bankers caution activity is still far from returning to normal.

"There is a reasonable pipeline but deal making activity is not at a high level. There are deals to come, but I think right now people are still looking at the market with sobriety," said Craig Coben, head of EMEA ECM at Bank of America Merrill Lynch.

In the second quarter, Dutch telecoms group KPN is expected to complete a planned 3 billion euro rights issue, while German chemical company Evonik plans to float in April.

Among others reported to be preparing to float in the coming months are Germany's biggest real estate firm, Deutsche Annington, which could yield as much as 1.5 billion euros, and Cinven-owned British insurer Partnership Assurance.

ASIA SLOWLY EMERGES

Equity issuance in Asia ex-Japan rebounded as companies took advantage of surging share prices to raise $46 billion in stock and convertible bond offerings, 6 percent more than a year earlier.

The three largest equity deals in the world so far this year were all in Asia, including the Japanese government's $7.7 billion stake sale in Japan Tobacco Inc , Minsheng Banking Corp's $3.2 billion convertible bond and the $3.1 billion sale of new shares by China Petroleum & Chemical Corp (Sinopec) .

The $1.3 billion IPO of Mapletree Greater China Commercial Trust underscored a trend expected to continue for the remainder of the year, with yield-hungry investors looking to boost returns with global interest rates seen low for the foreseeable future.

"Interest rates remain very low so investors continue to search for yield," said Jonathan Penkin, head of equity capital markets for Asia ex-Japan at Goldman Sachs in Hong Kong. "High quality assets with a yield element are all near or at the top of their historical trading ranges."

Still, IPO activity sank 56 percent from last year to $3.3 billion, making it the slowest start of the year in the region since 2009. Despite the downturn early into 2013, bankers expect activity to pick up, with listings from motor sport racing company Formula One and Alibaba Group, and multibillion-dollar offerings from China Galaxy Securities, Sinopec Engineering and several medium-sized Chinese banks.

(AP) ? Hundreds of Christians streamed through the cobblestone alleyways of Jerusalem's Old City on Friday, hoisting wooden crosses and chanting prayers to mark the crucifixion of Jesus.

Throngs of pilgrims walked a traditional Good Friday procession that retraces Jesus' steps along the Via Dolorosa, Latin for the "Way of Suffering." They followed his 14 stations, saying a prayer at each and ending at the ancient Holy Sepulcher church.

Along the route, Franciscan friars in brown robes chanted prayers in Latin and explained the different stations to crowds through a megaphone. Leonard Mary, a priest from Irondale, Alabama, was dressed as Jesus wearing a crown of thorns. He was flanked by men posing as Roman soldiers and had fake blood dripping down his chest as he lugged a giant cross down the street.

"The most perfect love that was ever seen in the world was when Jesus died for us. He showed us the perfection of love," the priest said.

Good Friday events began with a morning service at the cavernous Holy Sepulcher, which was built on the place where tradition holds that Jesus was crucified, briefly entombed and resurrected. Clergy dressed in colorful robes entered through the church's large wooden doors as worshippers prayed in the church courtyard.

Later Friday, a service was due in Bethlehem's Church of the Nativity, built atop the traditional site of Jesus' birth. Christians believe Jesus was crucified on Good Friday and resurrected on Easter Sunday.

Roman Catholic and Protestant congregations that observe the new, Gregorian calendar, are marking holy week. Orthodox Christians, who follow the old, Julian calendar, will mark Good Friday in May.

Less than 2 percent of the population of Israel and the Palestinian territories is Christian, mostly split between Catholicism and Orthodox streams of Christianity. Christians in the West Bank wanting to attend services in Jerusalem must obtain permission from Israeli authorities.

Israel's Tourism Ministry said it expects some 150,000 visitors in Israel during Easter week and the Jewish festival of Passover, which coincide this year.

JOHANNESBURG (AP) ? Nelson Mandela, the anti-apartheid leader who became South Africa's first black president, has been hit by a lung infection again and is in a hospital, the presidency said Thursday.

Mandela, 94, has become increasingly frail in recent years and has been hospitalized several times in recent months, including earlier this month when he underwent what authorities said was a scheduled medical test. The Nobel laureate is a revered figure in South Africa, which has honored his legacy of reconciliation by naming buildings and other places after him and printing his image on national banknotes.

"I'm so sorry. I'm sad," said Obed Mokwana, a Johannesburg resident. "I just try to pray all the time. He must come very strong again."

The Nobel laureate was admitted to a hospital just before midnight Wednesday "due to the recurrence of his lung infection," the office of President Jacob Zuma said in a statement.

Mandela contracted tuberculosis during his 27-year imprisonment for fighting white racist rule in South Africa. He has repeatedly had lung problems.

"Doctors are attending to him, ensuring that he has the best possible expert medical treatment and comfort," the statement from the presidency said. It appealed "for understanding and privacy in order to allow space to the doctors to do their work."

Presidential spokesman Mac Maharaj, referring to Mandela by his clan name "Madiba," said the trip to a hospital in the South African capital of Pretoria was not for previously scheduled treatment.

"No, this wasn't scheduled, as you will appreciate the doctors do work with a great sense of caution when they are treating Madiba and take into account his age," he said. "And so when they found that this lung infection had reoccurred they decided to have him immediately hospitalized so that he can receive the best treatment."

In December, Mandela spent three weeks in a hospital in Pretoria, where he was treated for a lung infection and had a procedure to remove gallstones.

Maharaj acknowledged there was cause for worry, but said the medical specialists treating Mandela were very competent.

"With Madiba and a person of his age there always has to be concern and therefore the doctors, I think we need to appreciate, will prefer to work on the side of caution rather than taking any risks," he said from the coastal city of Durban.

He said there had been a global outpouring of messages expressing concern for Mandela's health.

Zuma wished Mandela a speedy recovery.

"We appeal to the people of South Africa and the world to pray for our beloved Madiba and his family and to keep them in their thoughts. We have full confidence in the medical team and know that they will do everything possible to ensure recovery," the presidential statement quoted Zuma as saying.

Mandela spent a night in a hospital and was released on March 10 following a medical test. At that time, spokesman Maharaj said Mandela was "well."

In February 2012, Mandela spent a night in a hospital for minor diagnostic surgery to determine the cause of an abdominal complaint. In January 2011, he was admitted to a Johannesburg hospital for what officials initially described as tests but what turned out to be an acute respiratory infection. He was discharged days later.

He also had surgery for an enlarged prostate gland in 1985.

Under South Africa's white-minority apartheid regime, Mandela served 27 years in prison, where he contracted tuberculosis, before being released in 1990. He later became the nation's first democratically elected president in 1994 under the banner of the African National Congress, helping to negotiate a relatively peaceful end to apartheid despite fears of much greater bloodshed. He served one five-year term as president before retiring.

Perceived successes during Mandela's tenure include the introduction of a constitution with robust protections for individual rights and the Truth and Reconciliation Commission, a panel that heard testimony about apartheid-era violations of human rights as a kind of national therapy session. South Africa still struggles with crime, economic inequality and other social ills.

Mandela last made a public appearance on a major stage when South Africa hosted the 2010 World Cup soccer tournament.

He had spent more time in the rural village of Qunu in Eastern Cape province, where he grew up. He was visited there in August by Hillary Clinton, who was U.S. secretary of state at the time.

Doctors said in December that he should remain at his home in the Johannesburg neighborhood of Houghton for the time being to be close to medical facilities that can provide the care he needs.

Obesity may be linked to microorganisms living in the gut

How much a person eats may be only one of many factors that determines weight gain. A recent Cedars-Sinai study suggests that a breath test profile of microorganisms inhabiting the gut may be able to tell doctors how susceptible a person is to developing obesity.

The study, published online Thursday by The Endocrine Society's Journal of Clinical Endocrinology & Metabolism, shows that people whose breath has high concentrations of both hydrogen and methane gasses are more likely to have a higher body mass index and higher percentage of body fat.

"This is the first large-scale human study to show an association between gas production and body weight ? and this could prove to be another important factor in understanding one of the many causes of obesity", said lead author Ruchi Mathur, MD, director of the Diabetes Outpatient Treatment and Education Center in the Division of Endocrinology at Cedars-Sinai.

The study, which will also appear in JCEM's April 2013 issue, analyzed the breath content of 792 people. Based on the breath tests, four patterns emerged. The subjects either had normal breath content, higher concentrations of methane, higher levels of hydrogen, or higher levels of both gases. Those who tested positive for high concentrations of both gases had significantly higher body mass indexes and higher percentages of body fat.

The presence of methane is associated with a microorganism called Methanobrevibacter smithii. This organism is responsible for the majority of methane production in the human host.

"Usually, the microorganisms living in the digestive tract benefit us by helping convert food into energy. However, when this particular organism? M. smithii ? becomes overabundant, it may alter this balance in a way that causes someone to be more likely to gain weight," Mathur said.

These organisms scavenge hydrogen from other microbes and use it to produce methane ? which is eventually exhaled by the host. Researchers theorize this interaction helps neighboring hydrogen-producing bacteria thrive and extract nutrients from food more efficiently. Over time, this may contribute to weight gain.

"Essentially, it could allow a person to harvest more calories from their food," Mathur said.

In an ongoing study funded by the American Diabetes Association, Mathur is working to confirm the link between M. smithii, obesity and pre-diabetic conditions by determining how efficiently people digest food before and after eliminating the microorganism with a targeted dose of antibiotic. Participants who have evidence of methane on their breath are given a standard diet over three days, undergo an oral glucose challenge, and swallow a "smart pill" to track how fast the food moves through their bodies. In addition, their stool is collected and sent for calorie analysis allowing researchers to determine how many calories are being harvested during digestion. Participants then repeat the same tests after taking the antibiotic regimen to see if elimination of the organism results in measureable changes.

"This should let us know just how energy balance is affected by M. smthii," Mathur said, "We're only beginning to understand the incredibly complex communities that live inside of us. If we can understand how they affect our metabolism, we may be able to work with these microscopic communities to positively impact our health."
